Tender Description

1 - Construction of the tenancy envelope:
- Ceiling to be sprayed out
- New shopfront with entrance doors
- New compliant access door
- Provide for all exit doors, ironmongery, and door hardware
- Homogenous full-height intertenancy walls – sheet, set, sanded and ready for tenant finish
- Acoustic treatment to inter-tenancy walls (two layers of sound check and insulation)
- Smooth concrete finish to tenancy floor
- Floors to be ground, honed and ready to accept future tenant’s finish
- Floors to allow for all falls / set-downs / rebates

2 - Services - Mechanical:
- Allow for dedicated air conditioning pre-cooled air conditioning system wired back to the Lessee’s distribution board. The unit will be located within the lessor service zone above the tenancy ceiling line or floor mounted as indicated on the tenancy plans. The system will include flexible ductwork, registers, tundish, condensate waste to an open plan tenancy layout (230w/m2)
- Allow to install supply registers to suit an open plan layout
- Allow to install return air grilles to suit an open plan layout
- Allow to install fresh air intakes to suit an open plan layout
- Tundishes are to be hidden with tenancy walls where possible
- Allow to have separate controls and thermostat within the tenancy
- Allowance to connect to the existing Building Management System (BMS) in as required

3 - Services - Fire protection:
- Allow for an automatic fire sprinkler and smoke detector system to an open plan tenancy layout satisfying AS2118.
- Allow for a system that includes sprinkler pipework, sprinkler heads, escutcheon plates, and smoke detector (as required) at a level nominated by the Lessor.
- Allow to supply and install hose reels as required by all Regulations.
- Allow to supply and install hydrants as required by all Regulations.
- Allow to supply and install fire extinguishers as required by all Regulations.
- Allow to supply and install fire blankets within tenancy as required by all Regulations.
- Allow to supply and install dry fire detection services as required by all Regulations. Dry fire services to be installed at a level nominated by the Lessor as shown in the tenancy plans and as required.
- Allow to supply and install emergency lighting in accordance with the Documentation. Allow to fit-off to all ceilings.
- Fire egress doors (other than shop-front doors) if required to an open plan layout.

4 - Services - Electrical, lighting and telecommunication:
- Allow to provide and install an 100amp 3phase power supply to an electrical distribution board in a location nominated on the construction plans. The power supply is inclusive of mechanical drawdown.
- Allow to supply and install an electrical smart meter (location TBA).
- Allow for a NBN for voice and data communication at a distribution frame with location nominated on the Tenancy Plan. NBN NDT to be fitted off to nominated location as required.
- Allow for new DGPO’s in accordance with the documentation.
- Allow for task lighting to suit open plan and as required.
- Allow for all emergency lighting to suit open plan and as required.
- Allow to have electrical authority inspect and connect power.

5 - Services – Hydraulics, Drainage & Plumbing:
- Allow to provide all hydraulic design and Authority Approvals as required.
- Allow to supply and install for new water meters as required. Meter location to be confirmed.
- Allow to supply and install a 20mm Cold water supply connection point with isolation valve will be provided within the ceiling space of the Tenancy. Location to be confirmed.
- Allow to provide 1x underground trade waste point. To included bucket traps as required.
- Tundish points to be provided in a location as required.
- Allow to provide a gas supply with shut-off valve to be provided to a nominated point in the tenancy.
- Grease trap and connection. Grease trap to have a minimum 1,500l/hr capacity.

6 - Signage:
- Allow for supply and installation of external signage to the final agreed signage plans to the building only. This is to include power supply, structure, and all Approvals.
- Allow for signage provisions as required.
- Allow for signage to meet compliance and as required.
- Allow for electrical supply to signage as required.
