Tender Description

The project is located at 75-85 Nantilla Rd, Clayton. It is an industrial / office park estate located near the corner and Nantilla Rd and Wellington Rd.
The site is approximately 10,970m2 and is located at the western side of Nantilla Road. The site is rectangular in shape (with an angled rear boundary) and presents to Nantilla Road in a typical way.
The site is occupied and operated by Capital Transport, a national transport company involved in transport and storage of goods. There are two existing buildings on the site. The front of the site is occupied by a single storey office building and a visitor carpark. This existing office will be demolished as part of an Early Works package, with some remaining demolition to be undertaken as part of this project (ie. hardstands, remaining redundant services etc.). A copy of the Early Works Demolition Plan is included in Appendix 20.
The rear of the site is occupied by a single storey warehouse building with a small office component. No works are proposed to this warehouse, other than any necessary temporary or permanent services connections.
The proposed development was granted planning approval from Monash City Council on 16 August 2021, in accordance with planning permit no. TPA/52261.
The development provides for a new 3-level office building, comprising a carparking level with approx.125 undercover car spaces, two levels of office space comprising approx. 3300m2 of GFA and a covered rooftop terrace. Exensive landscape and paving upgrades form part of the proposed works.
The delivery method is a novated Design and Construct procurement model. The Contractor is responsible for all aspects of the design and construction of the Works, subject to the Contract, including the management of the design team following execution and novation of the design team to the Contractor.
