Tender Description

Please note that the works are to be phased. Refer to A0.00 Phasing Plan.

Phase 01 works are to occur over school holidays and predominatly involve asbestos removal and demolition.
Phase 02 involves the carrying out of the proposed works.
Phase 03 is the last stage of demolition and external site works.

Finucane Building : This building is located in the centre of the school site towards the south. It is adjacent to the school oval and is joined to a more recent extension called the Byrne Building. The preferred vehicle access is from Civic Parade, along the western side of the Gymnasium building. However, the students will need to access the Oval and the First floor of this building during construction. Procedures will need to be in place to manage the flow of students and any necessary traffic around this building. There is also vehicle access from Maidstone Street, however, students would need to be able to get to the Tennyson Woods Science and Home Economics building in the South Eastern corner of the site safely.

Pierce Building: This building runs parallel to Maidstone Street to the east and is buffered by a gravel carpark. It is intended that this carpark area be utilised by the contractor to establish site sheds, amenities and on site parking. There is an existing carpark entrance on Maidstone Street which would be available for exclusive use of the contractor. In order to access the Pierce building a temporary entrance would need to be created in the existing wall. This would facilitate the separation of the contractors movements from the rest of the school. Internally, students would still need to access the ground floor toilets in the South Western corner of
the Pierce building. There are minimal works only occurring to the section of corridor between the entry and the toilets. A hoarding should be established to prevent staff and student access from the site. To the northern end of the Pierce building is the Art wing which runs east west. Students will need to be able to access all the Art classrooms and the 2 classrooms to the northern end of the Pierce building on the ground floor.

Administration Building: Is located along the eastern boundary on Maidstone Street. Works are to the external front of this building only and will be able to be accessed from the contactors area and the street.

Forster Building: This building is in the centre of the school adjacent to the Finucane building and is to be demolished. However, as it contains the school canteen at the eastern end of the building, it cannot be demolished in its entirety until the new canteen is handed over. Hence, it is proposed to demolish the western end of the building first – Phase 01 - which would allow for the proposed works to the Finucane. Once the new Canteen is handed over, the remaining eastern end of the Forster building is to be demolished in Phase 03.

Boiler House: The boiler house is a redundant building containing the school’s old hydronic heating boiler. This entire building is to be removed as part of Phase 01 works. It is located to the west of the Pierce south western corner in the centre of the school. It is intended that Phase 01 works occur over the school holidays when no students are on site as students will need to maintain movement through this area during construction.

It should be noted that there are existing services in the area of the proposed work and operation of these services are required to be retained and maintained throughout the duration of the construction period(s). This particularly relates to the Forster building which will be partially demolished at the commencement of the project, but the existing Canteen will need to continue operation until it is demolished at the end of the project. The school will remain in occupation of facilities adjacent to the areas of proposed work.
