Tender Description

The works for the Conservatory within the ANBG comprise of the following:

(i) appropriate, safe site setup within the ANBG to allow the continued
operation of the garden operations both for visitors and garden staff;

(ii) site preparation and excavation suitable to construct the building, paths,
landscaping works etc. including all building services as outlined in the
plans and specifications. As noted in clause [8] of this Statement of
Requirement, the Director will remove existing in-ground irrigation, however
the Tenderer is responsible for checking for any in-ground services and
protection, removal, relocation etc. as necessary to allow for the works;

(iii) protection of existing vegetation during all stages of construction including
but not limited to major trees and existing sensitive grass trees to the
western side of the existing loop path and as otherwise notified by the
Director;

(iv) construction of a continuously insulated, air-tight and fully tanked in-ground
building structure. Off-form concrete podium expression that seamlessly
rises out of the ground with a steel-framed, glazed upper level cube
structure. All internal and external building surfaces, junctions & detail
execution to be of the highest built quality;

(v) building envelope air-tightness requirements as specified in the
documentation and required to be successfully tested with all building
elements complete before practical completion can be issued.

(vi) provision of all nominated samples, mockups and prototype with adequate
time for review, adjustments and sign off prior to placing [final order] and/or
starting construction;

(vii) provision of sample, mockup and prototype schedule with tender
documents and inclusion into project programme;

(ix) construction, installation and testing of all documented and necessary
building services as well as connection to the site-wide infrastructure
connections provided by the Director (see clause [8] of this Statement of
Requirement);

(ix) provision of a fully integrated building management system as outlined in
the documentation and suitable to control, maintain and protect the
required internal conditions across the year including weather extremes,
power outages etc as well as to control all other aspects of the building
such as irrigation, lighting and soundscape;

(x) construction (including materials and finishes) to be suitable for the
minimum stated design life in the specifications for the anticipated
aggressive internal climatic conditions of constant high humidity (approx.
80-90%) and temperatures (approx. 24-30˚C) including corrosion protection
of all elements;

(xii) site landscaping and restoration works to the documented levels;

The Tenderer will be required to undertake the Works subject to the following site
requirements:

(a) site access will be via main gate off Clunies Ross Street (maps of the ANBG are available at the
Visitor Information Centre and online at http://www.anbg.gov.au/anbg/index.html) and public opening
hours are 8.30am-5.00pm; Work hours can be negotiated outside of opening hours

(b) Access to the ANBG will be via either the eastern or western perimeter roads.
The boom gates on these roads do not require a key for operation. Access into
the site will be negotiated between the Director and Tenderer;

(c) there is a speed limit in the ANBG of 20 km per hour;

(d) drivers will take special care where roads intersect footpaths, particularly as small
children are frequent visitors to the ANBG;

(e) each visit to the ANBG will be registered by signing the record of site visits kept
at the administration counter, 1st floor of the Administration Building;

(f) there will be no entry to buildings that are not open to the public without prior
approval from the Director representative; and

(g) all laws, rules and regulations in force at the ANBG will be complied with,
including the EPBC Act and the EPBC Regulations, and damage to the
environment will be treated very seriously by the Director.
