Morris Moor is a multi-use development by Up Property on the former Phillip Morris site.
The development commenced in 2017 and several successful stages have been completed including for office, childcare, retail, industrial and hospitality uses.
The current stage for tender is primarily based in and around Building 4 and is generally summarised as follows:
Northern car park (accessed from Sullivan Street) to be refurbished for on-grade car parking including new pedestrian paths, screening, and entry into Building 4 through the existing loading bay area.
Eastern on-grade car parking (accessed from Cochranes Road) to be realigned and extended to the east with new retaining wall.
New landscape works to the garden and gatehouse areas on Cochranes Rd including sunken courtyard access to basement tenancies.
Reuse of existing basement for:
Undercover car parking to the north side
New tenancy base works on the south side
Bike storage, end of trip facilities and lobby to the south east
New double height west lobby and level 1 tenancy providing access and activation from the west F&B courtyard; including new stair and lift access.
New east lobby including new stair from ground to level 1 and new lift access from basement to level 1. Existing guardhouse to be refurbished.
Refurbishment of the existing level 1 space into:
Commercial office space on the south side including inter tenancy partitions, common lobbies, corridors, amenities, internal courtyards and break out areas. Office scope includes stripped down warm shell including installation of lighting and air conditioning ready for tenancy fit out by others.
Industrial / warehousing space on the north side (cold shell including lighting and fire services) including 2x vertical risers with lift and stair access from ground to level 1
External walls – brick walls to be retained, made good and insulated to achieve required thermal Values to ESD requirements.
Windows – as per architect’s drawings. Where possible retaining the frames and upgrading to double glazing in office areas in accordance with ESD requirements . (Compliance confirmed to meet NCC-BCA 2016 amendment 1)
Roof - Existing roof is a combination of Kingspan insulated panel and metal sheeting. Insulation of existing roof required in parts for offices as per ESD requirements.
New skylights added above offices and common areas.
