Tender Description

The Site

The existing development is a 40-storey mixed-use building located at 8 Exhibition Street,
Melbourne. The building includes a heritage listed part on the ground levels and an office
tower. The heritage part of the building is used to accommodate retail and residential uses
and the tower is used for office. The building is located over a single storey basement carpark.
The building is bound by Sargood Lane to the north, a commercial property to the east, Flinders
Street to the south and Exhibition Street to the west.

Project Purpose

The purpose of the project is to;
• Remove all combustible elements of the façade
• Remediate all affected areas of the façade;
o to meet compliance with the current BCA
o to replicate the architectural design of the original construction including but
not limited to panel sizes, joint set out, joint details, colour etc.

Project Scope

This document sets out the key minimum design objectives and operational performance
standards for the development. This PPR will provide the basis for the Principal’s design criteria
driving the minimum standard of the works.
The Project involves the design and construction of the following works as described in detail
in the Preliminary Design;
- Survey and identification of all combustible cladding panels and façade
elements and documentation in a dilapidation report;
- Completion of the design including workshop drawings;
- Prior to commencement of construction, finalisation of the access and staging
methodology, methods of procedure etc. to the Principals approval;
- Progressive demolition of all combustible elements of the façade including
temporary relocation of services as necessary;
- Progressive replacement of all areas in accordance with the approved design;
