Tender Description

Located at the south-east corner of Melbourne’s Central Business District (CBD), the site is within an area of the city that is referred to the “Paris End” of the CBD.

With an approximate floor area of 1,800 square meter, the GPT 8 Exhibition Street Lobby Upgrade is a premium Grade A commercial building, that is currently reaching a point in its life cycle that requires significant capital expenditure to retain its premium Grade A credentials and positive property valuations.
The key triggers for this project are:
• Future proof the asset for the next 10 years;
• To retain Ernst Young as an anchor tenant;
• Ability to attract blue chip tenants during the asset’s next lease expiry cycle;
• Life cycle upgrades;
• Re-position the asset;

The upgrade works will include a new flexible working space, executive business lounge, upgrade to the main lobby and lift lobby, upgrade works to the Exhibition Street and Flinders Street entrance, new food and Beverage tenancy (Cold Shell) and works to the external areas.
