Tender Description

*** A BOQ IS BEING PREPARED FOR THE NON SERVICES TRADES AND WILL BE SENT APPROXIMATELY THURS 2/6/22 ***

Design and Construction (D&C) of the Lang Walker AO Medical Research Building - Macarthur including integrated fit-out of a Medical Research Building within the Campbelltown Hospital Precinct. This will be a Class 5 Building comprising of 5 Storeys with a Gross Floor Area (GFA) of approximately 5,800m2.

Project Description & Purpose:
It will be a multi-faceted research facility that forms part of an integrated hospital and research precinct delivering world-class research and improved health outcomes for the Macarthur region and wider community.

The five core research themes for the Medical Research Building are:
 Diabetes/Obesity;
 Mental Health;
 Paediatrics and Adolescents;
 Indigenous Health; and
 Addiction Medicine.

The Works include but are not limited to the following major components:
(a) demolition of existing at-grade helicopter pad;
(b) Site preparation civil works;
(c) construction of a five-storey medical research facility;
(d) Bridge Links connecting to ‘Building D’ and Macarthur Clinical School (MCS);
(e) associated Site and Landscaping works; and
(f) signage.

The Principal is committed to achieving a 5 Star GBCA certification based on v1.3-point strategy for this Project.

Building Description
The building comprises of the following elements:
(a) Lower Ground 02 – Entrance, Logistics and Support and Plant;
(b) Lower Ground 01 – Dry Research, Shared Public Areas, Logistics and Support and Plant;
(c) Level 00 – Shared Public Areas, Dry Research, Clinical Clusters, Terrace Areas and Bridge Links and Entrances to Village Green;
(d) Level 01 – Research Assessment Zone, Dry Research, Clinical Clusters and Shared Spaces;
(e) Level 02 – Dry Research, Clinical Clusters, Shared Spaces and Plant; and
(f) Roof – Roof top Plant and Solar Panels.

Building Quality
The Lang Walker Medical Research Building (LWMRB) will provide a range of high-quality office and medical research facilities. The LWMRB is targeting a 5-star Green Star rating. All consult, treatment, and interview rooms are provided with at least one window.

Research and workplace spaces are linked by a generous shared collaboration and circulation zone, anchored around a central void and stair, with a variety of informal settings creating opportunities for occupants to connect outside of the dedicated workplace and clinical spaces. Automatic double-glazed louvres provide natural ventilation to this zone, complemented by mechanical air conditioning systems for use when required by external conditions. Multiple terraces and outdoor spaces maximise opportunities for year-round usage of external areas, while further greenery extends inside the building.

A typical floor-to-floor height of 4.2 metres provides generous ceiling heights within public and workplace areas and ensures future flexibility. Large ceiling voids support services intensive medical research areas. A kiosk on Level 00 adjacent the building’s main entry provides onsite retail facilities, while bridge connections to both adjacent buildings connect occupants directly to wider campus facilities, including nearby end of trip facilities and further retail opportunities.
